Do I need a building permit for a deck in Ontario?
Yes, a building permit is required for any deck attached to your home, or for detached decks exceeding 10 sq.m (108 sq.ft) and elevated more than 200mm above grade. Replacing guardrails also requires a permit.
Deck post footings must be set at least 1.2 metres (4 feet) deep to extend below the local frost line, preventing seasonal ground freezing from lifting concrete piers out of alignment.
A detached deck under 10 sq.m in area and less than 600mm (24 inches) above grade may not require a building permit, though it must still strictly comply with local municipal zoning bylaws.
IPE hardwood can last 40–75 years with proper maintenance. Composite and PVC systems typically last 25–30 years, whereas pressure-treated wood carries a typical lifespan of 15–20 years.
Guardrails must measure 900mm (36 inches) in height for deck walking surfaces up to 1.8 metres above grade, and 1,070mm (42 inches) for deck heights exceeding 1.8 metres.
